Palm Beach specifics · Design Review on the Island

On the Island, Appearance Is Approved Before the Code Is Considered

The Town of Palm Beach reviews the appearance of exterior work, and several other municipalities in the county run their own review. Where that applies, the design question is settled before the code question, and the order is not negotiable.

Give us the address. In this county the address decides the pressure, the review, and often the price — before the window does.

A deposit paid before anyone asked what the town would accept

The failure here is sequence, and it is expensive because impact units are made to order. A homeowner selects a product, pays a deposit and then learns that the frame profile, the color, the muntin pattern or the glass appearance will not be accepted. That is not a change of mind that can be absorbed — it is a re-order, a new lead time, and on specialty shapes a lost season.

What a reviewer typically looks at

  • Frame profile and sight line width against the existing openings.
  • Color and finish, which are commonly conditioned rather than free.
  • Muntin pattern, and whether it is genuinely divided or applied.
  • Glass appearance — reflectivity and tint attract comment.
  • Whether the opening shape or proportion is being altered at all.

It is not only the island

The Town of Palm Beach is the strictest and the best known, but it is not the only municipality in the county that reviews exterior appearance. Delray Beach and parts of Boca Raton operate their own review in defined areas, and several smaller municipalities do the same. Individual designated properties are reviewed anywhere they occur.

The only reliable way to know is to check the specific address against the specific municipality before choosing anything. It is a phone call. It takes an afternoon at most and it routinely saves a re-order that costs a quarter of the job.

How we handle it

  1. 01Establish the review requirement for the address before selecting anything.
  2. 02Narrow to approved products that also satisfy the appearance constraints.
  3. 03Prepare elevations and product data for the submittal.
  4. 04Order only once the appearance question is settled.

We start with the municipality, not the catalogue. The field of impact products that also satisfies a design reviewer is far narrower than the approved field overall, and working inside that narrower list from the start is much cheaper than falling back into it after a rejection. This is the one part of a Palm Beach job where moving fast reliably costs money.

Said plainly

Where we stop

We are not architects and we do not represent clients at hearings. On a landmarked property or a substantial elevation change, an architect who works with that municipality regularly is the right person, and we will say so rather than presenting ourselves as a substitute.

FAQ

Common questions

Can impact windows satisfy a design reviewer?
Usually, yes. What narrows is the field rather than the possibility — profile, color and glass appearance all get conditioned, and the products that satisfy both the reviewer and the calculated pressure are a shorter list. Shorter is not the same as impossible.
How much time does review add?
It depends on the municipality and on how busy its calendar is. What matters more than the length is that it sits in front of the job rather than beside it. Ordering before approval is exactly the risk being avoided.
My house is not landmarked. Does review still apply?
Possibly. Some municipalities review exterior work across defined areas regardless of whether an individual building is designated. Check the address rather than assuming the building's status settles it.

An inspection, photographs of what we found, and a written scope. If the honest answer is that it can wait another season, that is the answer you will get.
